FINDING YOUR PROPERTY AND APPLICATION PROCESS
Trying to find somewhere to live can be exhausting and a time consuming process. Our website provides a user friendly search facility to make finding your perfect home easy. It is updated daily with new listings displaying photographs of the property. Inspection of properties can be arranged at a time convenient to you. Please keep in mind the property you are wishing to view is currently occupied; we are required to provide 24 hours notice to the current occupiers.
Once you have inspected the property and want to apply, complete and sign a LandLink Realty application form and Privacy statement and then either:
- Drop it into our office at 3/36 Musgrave Avenue, Southport

- Download via our website and email to [email protected]
Photo identification is required and must accompany this.
Provided we have received all the necessary information, your application will be process within two business days. It is the landlord who will make the final decision.
Once your application is approved you will be required to pay 2 week’s holding deposit. Bond is required to be paid on the date you move in and a lease needs to be signed. We will provide you with information concerning your rights and responsibilities, repairs/maintenance procedures, a property condition report and rent payment through Rental Rewards.
If you would like assistance (at no extra cost) with the connection of gas, electricity, telephone and internet to your new home, this can all be arranged at the time of signing the lease through Connect Now.
Once you’ve moved in, your property manager will help with maintenance and repairs (http://www.landlinkrealty.com.au/forms/maintenance-request). For urgent maintenance repairs, please contact your Property Manager directly.
Bond
Bond is equal to four weeks rent and must be paid before the move in date.
Keys
Tenants will normally be given 1 full set of keys to the property. LandLink Realty will hold spare keys in the case of an emergency. If a tenant wishes to change the locks they must first seek permission from the owner and supply the agent with a spare set.
Condition Report
The condition report is as important as your Tenancy Agreement. It establishes the condition of the property at the commencement of your tenancy and will be used as a comparison at the end of your tenancy, as the basis on which your bond will be refunded.
Please check it thoroughly, amend and add comments if necessary before the original signed copy (all pages) are returned to the office within three business days of the commencement of your tenancy. If the signed condition report is not returned, problems could occur at the end of your tenancy regarding your bond refund.
Maintenance
All repairs and maintenance must be forwarded to our office in writing. Only emergency repairs will be accepted verbally. A maintenance request can be made from our website.
Vacating
If your lease has expired and you wish to vacate, the Residential Tenancies Act states that 14 days written notice must be given and rent must be paid to the end of the tenancy. If you want to vacate on the lease expiry date, 14 days prior notice must be given. A RTA Form 13 (Notice of Intention to Leave) needs to be used to give official notice to vacate.
Tenants who want to “break” their lease should contact their Property Manager immediately to discuss options and reletting costs.
Inspections, Maintenance & Repairs
Routine inspections are carried out at 4 monthly intervals to ensure the tenant is maintaining the property and to check if any maintenance is required. We’ll advise you immediately of any maintenance or repairs required. Any necessary work is carried out by Landlink Realty approved tradespeople within the cost limit you have authorised.
Your Property Manager will conduct regular rent reviews and discuss the renewal of lease with you.

- If required, credit your funds fortnightly via direct debit into your account, which then provides cleared funds
- Check invoices and make payment of council and water rates, strata levies and other related expenses
- Prepare a monthly and annual income and expenditure statement
- Conduct a pre-vacating inspection which presents an ideal opportunity to arrange quotes for any on-going maintenance, and to inform the tenant of requirements for the end of tenancy inspection.
- Provide prompt notification of any changes to legislation and/or regulations that may impact directly or indirectly on you.

Our Property Manager will conduct a rental appraisal of your property at a time that is convenient to you and also provide you with recommendations on presentation and marketing strategies.
How quickly can you lease my property?
Your property is placed on our website and rental listing sheet within 24 hours of listing with us. Our Property Manager also has an extensive database of prospective tenants to draw from ensuring that your property is leased as quickly as possible to the best possible tenant.
Tenant Selection
All inspections of your property are carried out “in person” by our Property Manager. Our application forms are extremely detailed covering all aspects regarding income, employment, current and previous tenancies and are subject to multiple reference checks and a National Tenancy Database search.
We understand the importance of completing the appropriate documentation for our clients’ property and prepare lease agreements tailored to individual’s needs, complete a detailed condition report and use the standard Residential Tenancy Bond Lodgement form.
Rental Payment
We offer a number of rent payment methods for tenants, such as direct debit, electronic payments, by credit card or in person.
Rental income is deposited directly into your nominated bank account at the end of the month.
How do you deal with rent arrears?
3-7 days in arrears - Courtesy call, sms or reminder letter/email to the tenant
8 days in arrears - Notice to Remedy Breach (Form 11) will be served on the tenant
Expiry of the Form 11 - Notice to Leave (Form 12) will be served on the tenant to terminate the tenancy
Expiry of the Form 12 - Customer is to handover possession of the property to the Agent. Failure to do so may result in the agent lodging an urgent small claims tribunal application for termination/warrant of possession
